Mega-Developments of Puerto Vallarta Mexico

Puerto
Vallarta, Nuevo Vallarta and the north coast
area to Punta Mita and beyond, have seen an
explosion of mega developments. These residential
driven communities incorporate developer supplied
essential services such as streets, lighting
and the latest technological features along
with resort living including all the amenities
you would expect.
From spa treatments, golf, children's
activities, family centers, shopping, restaurants,
concierge services, these mega developments
offer everything needed for resort-style living
in a variety of price ranges. Puerto Vallarta's
development driven real estate market is apparent
by the creation of several new projects up and
down Costa Vallarta in the last year.
The influx of developers in both the
affordable as well as the luxury market is evidence
of the healthy real estate market along the
entire coast of Vallarta. The popularity of
these multi service-included developments is
also unmistakable by the number of new, yet
smaller, like kind projects that have been breaking
ground in the more established residential areas
within the city of Puerto Vallarta. This last
year has also seen the planned community design
springing up in the small beach downs that dot
the coast, such as Sayulita and San Pancho.
However, the corridor between Marina Vallarta,
the grandfather of planned communities, and
Punta Mita remains the stronghold for this ever-growing
residential concept.
Whether the locale is beachfront, ocean
view, golf course, jungle, colonial, in town
or countryside, residential developments are
the future of real estate in Puerto Vallarta.
BEL
AIR ESTATES - Bel Air Estates is situated
on a bluff over looking the south side of Puerto
Vallarta and Los Muertos Beach. The 40-lot community
will consist of three and four bedroom homes,
each with private pool and landscaped gardens.
All homes will have ocean and mountain views,
with enclosed garage, fireplaces, air conditioning,
and Jacuzzis. Clients will have the opportunity
to choose their own finishings. Construction
begins in October 2003. Pre-Construction prices
start at $460,000 USD.
EL
MALECÓN - El Malecón is centrally located
in the heart of traditional Vallarta. As an
18-year-old building facing the bay, El Malecon
was completely restored and remodeled to hold
55 condominium units, half of which are oceanfront
properties while others offer mountain views.
All units share amenities, such as underground
parking, elevator, rooftop swimming pool and
sun deck area, 24-hour security system, covering
the main gate and the car park, gymnasium, laundry
rooms and owner lockers.
The units range from one- to three-bedroom condominiums,
and are individually metered for water and electricity.
All offer interphone, cable TV and telephone
wiring, as well as individual air conditioning.
The common areas are tastefully decorated and
landscaped for a very pleasant environment.
To date, 43 units have been sold, which is 79%
of the project, with 8 being sold in the past

FLAMINGOS
BEACH AND GOLF RESORT - Planned for family
enjoyment, Flamingos Beach and Golf Resort is
located 15 minutes from downtown Vallarta between
the beach and the Percy Clifford designed par-72
Flamingos Nayarit Championship Golf Course.
A project intended for children and sports lovers,
this beachfront property offers two pools, two
Jacuzzis, both surrounded by green areas. The
Flamingos Beach and Golf Resort includes two
tennis courts, basketball and shuffleboard courts,
a practice green, TV room, remote-control entrance,
103 nautical garages, nautical ramp, game room,
laundry room, a recreational area for children,
three fountains, two big palapas, lobby/reception
area, motor lobby, fitness center and access
to the beach.
With 176 ocean view units distributed throughout
seven Vallarta-style buildings, a new extension
of the original building with 100 new units
is underway. From one-bedroom, one-bathroom

FLAMINGOS
CLUB RESIDENCIAL - Flamingos Club Residencial
is an urban development that allows a combination
of residential and commercial areas with modern
services, such as a private club as well as
a convenient regional shopping center. A balanced
urban development, located in the Vallarta-Punta
Mita corridor, only 10 minutes north of the
airport, Flamingos Club Residencial has mixed
natural surroundings' exotic wildlife and semi-tropical
vegetation and mountain scenery with a pleasant
place to live .The beaches and water sports
and attractions are nearby.
The urban concept divides the property into
two areas, a single-family gated area with controlled
access and a multi-use residential area. Both
areas will have complete facilities for water
treatment, sewage and drainage, as well as electrical
and security systems to meet high standards
of living, comfort, security and privacy.
GREEN
BAY - Part of the Paradise Village Golf
and Country Club in Nuevo Vallarta is the new
Green bay Golf -Tennis and Beach Club. Sixty
condominium homes comprise the development that
will feature one, two and three bedroom residences,
located inside the golf course at "El Tigre."
Ownership provides access to the El Tigre beach
and sports clubs that include restaurants, tennis
courts, swimming pool, gym, and spa, as well
as the marina and the El Tigre clubhouse and
shopping areas. Several benefit packages are
available for club privileges.

1,345 to 2,745 sq. ft. Currently, 14 units have

is $168,000 to $365,000 USD. Financing is available.
LA
PLAYA ESTATES - La Playa Estates consists
of seven beachfront estate homes and 19 well-appointed
ocean view homes set along a two-mile stretch
of sandy beach. The beachfront homes feature
their own private pools, unique floor plans,
and excellence in construction, finishings and
services, with panoramic views and direct beach
access.
The ocean view homes are built on two elevated
terraces that offer unobstructed views of the
bay. Exclusive for 26 owners, the beach clubhouse
and spa area feature a meandering infinity pool
with built-in sun lounges, swim-up bar and facilities
for entertaining large groups. There are also
tennis and paddleball courts on the premises.
La Playa Estates is located on near Estilarderas
Beach on the highway to Punta de Mita.
LAS
OLAS - Las Olas is a single family gated
residential beachfront community located in
San Francisco, Nayarit-a small beach town 30
minutes north of the international airport.
The development includes 26 single-family residence
home sites, 18 of which are beachfront and 8
view lots; there are now 22 lots available to
choose from. Prices range from $200,000 to $600.000
USD. Amenities include beach club and ocean
side pool, 24-hour security, single entrance,
underground phone, water and electrical services.
MAYAN
ISLAND - The Mayan Island mega project in
Nuevo Vallarta has three residential options:
luxury condominiums facing the ocean, with a
393-foot pool just a few steps away from a mile
long sandy beach, 28 exclusive residential properties;
2 penthouses; 19 golf course residences and
64 apartments on the golf course, with views
of the bay and mountains. A destination area,
Mayan Island offers residents the convenience
of the infrastructure and services offered by
the Mayan Palace Hotel in Nuevo Vallarta, including
a shopping mall, a 12-court tennis club, spa
and fitness center, 1.8 miles of canals, a lake,
marina, beach club, as well as the 18-hole golf
course designed by Jim Lepe of the Jack Nicklaus
Signature Group.
The beachfront Ixcun building is currently 84%
sold, with the golf courses residences 55% sold.
This year the new Edznda tower on the beach
was launched. This new ultra luxury addition
to Mayan Island will consist of 36 condominiums
with 2 penthouse units.
MONTEMAR
- Located in Conchas Chinas on Paseo de los
Delfines, Montemar Condominiums offer 10 residences
from one bedroom to four bedrooms, with panoramic
views of Banderas Bay and the city of Puerto
Vallarta. Most units have a private Jacuzzi,
and innovative, open style floor plans. Units
are all electric and include range, dish washer,
mini split air conditioning, continuous fill
hot water takes, triple filter water purification,
and marble bathroom counter tops. Other amenities
include covered parking, pool, elevator, two-story
penthouse, common area, and gym. The project
is developed by Windsor Peninsula/Equus Development
Corporation.
The architect is Jean Claude Gailbert, Interior
Design by Pauline Edgelow. Montemar is just
a few minute walk to the Los Muertos beach area
and the South Side. Units are for sale now,
by onsite sales representative, Devaki Dharno.
These homes are also available with title insurance
from Stewart Title. Prices start at $169,000
USD for a one- bedroom unit to $799,000 USD
for the two story penthouse.
PARADISE
COVES - The concept behind Paradise Coves
was to create an upscale, yet ecologically sound,
residential neighborhood that respects the flora
and fauna and diverse marine life found along
its 820 feet (250 meters) of coastline. The
planned community is designed by a group of
French architects, working closely with well-respected
local firms of architects and engineers responsible
for designing the infrastructure and services.
All of which have extensive experience in the
luxury home market in both Europe and Mexico.
Paradise Coves is comprised of 12 homes on more
than 8 acres of beachfront land, with lots ranging
from 13,000 square feet (1,209 square meters)
to 24,500 square feet (2,277 square meters-
all with 30 meters of frontage.) The generous
size of the home sites was planned so that owners
can enjoy the privacy of their own space, from
which they can walk through the specially designed
hiking trails to the residents' beach club located
on the shore of the cove from whence the community
takes its name. Lots start at $275,000 USD,
with finished homes from $600,000 USD.
PARADISE
VILLAGE - With the success of their resort
and residential development, as well as the
new Ocean Vista apartments and Paradise Plaza
shopping mall, Paradise Village has now embarked
on a new expansion phase. It has now has added
an 18-hole par-72, 7200-yard championship golf
course designed by golf architect Robert Van
Hagge. The new residential home sites and a
country club will round out the private gated
community. Along with this project, Paradise
Village has also initiated a new residential
project, Grand Tortuga, which includes 400 luxury
condominiums facing the ocean, and a 264-unit
development, Grand Marina Villas, overlooking
a residential canal area.
These new developments will have private access
to the new 18-hole golf course. Golf memberships
are included on select units in this package.
Residents are also close to the amenities offered
by Paradise Village Resort, which includes a
European spa, a 200-slip marina and facilities
for water sports, all of which are part of owner
privileges.
PORTOFINO
- PortoFino is the newest project from Grupo
Bay View Grand. Due to the strong demand for
the Bay View Grand concept since its completion
in 2002, construction on PortoFino has already
begun. The pre-construction phase will offer
230 oceanfront condominiums and 10 luxurious
beachfront homes, all with panoramic view of
Banderas Bay.
Reserved for fewer than 250 families, PortoFino's
waterfront enclave offers one- to four-bedroom
condominium residences, pre-completion priced
at $130,000 to $1,000,000 USD. Each features
views of the bay, the colonial town of Puerto
Vallarta and its marina and golf course as well
as infinity pool, tennis court, restaurant,
business center and convenience store.
PUNTA
ESMERALDA - Punta Esmeralda is the newest
oceanfront subdivision by the developers of
Real del Mar. The development is located just
before Cruz de Huanacaxtle, situated on the
coast to the left just before the turnoff to
Cruz and Punta Mita. Delivery of the first phase
of construction is slated for the 2004/2005
seasons. Punta Esmeralda is a planned luxury
gated community covering over 20 acres of oceanfront
property with low profile terraced land construction,
which affords each unit views of the bay. The
project will be complete with landscaping and
multiple green areas including a private beach
club with swimming pools, tennis courts, tropical
gardens and beach access.
Punta Esmeralda consists of 113 villas and 117
condominiums, 240 units in total, located on
the beach or hillside overlooking Banderas Bay.
The villas to be developed first and will consist
of two to four bedrooms and will range in size
from 1700 to 3000 sq. ft. Each home will also
feature mini-split air conditioning, covered
parking, and fully equipped kitchens, private
patios and terraces. All villas and oceanfront
condominiums with have a private pool on their
terrace. Title insurance is available through
Stewart Title. Financing terms are also available.
Prices begin at $250,000 USD and move up to
$700,000 USD.
PUNTA
MITA - Perched on the point of land separating
the Pacific Ocean from the Banderas Bay, lay
Punta Mita. The master-planned resort and residential
community covers more than 1,600 acres with
9 ½ miles of beachfront and uninterrupted views
of both waters. Home to the renowned Four Seasons
Resort and Jack Nicklaus Signature golf course,
Punta Mita will soon welcome the addition of
the Rosewood La Solana Resort and Villas, as
well as up to 3 more luxury boutique hotels,
two additional championship golf courses, an
equestrian center and marina among other planned
amenities. The first two offerings of custom
estate lots are sold out.
Current availability includes Lagos del Mar;
custom lots with over 100 feet of golf course
frontage and water views of Banderas Bay or
the Pacific Ocean, across golf fairways. Sizes
range from ½ to 1 acre; prices average $550,000
USD. Beginning this past May the Four Seasons
Private Villas became available for sale. These
are full ownership villas that have selected
services and amenities provided by the Four
Seasons Resort. Modern Mexican coastal architecture
describes a variety of 2 and 4 bedroom floor
plans, each with an optional guest casita. Fully
furnished interiors include the custom craftsmanship
of many regional artisans. Prices begin at $1.9
million USD.
PUNTA
TORTUGAS - Punta Tortugas located in Los
Veneros on the north side of Banderas Bay between
La Cruz de Huanacaxtle and the Four Seasons
Golf Course. With 24 oceanfront home sites on
the bay, Punta Tortugas offers its owners design
opportunities for their beachfront homes. These
home sites also offer the advantages of an exclusive
development with a gated system to ensure the
privacy and security of its residents.
PUNTA
VISTA - Punta Vista is built on the beach
at Punta de Mita, 30 minutes north of Puerto
Vallarta. The modern Mexican architecture features
light open spaces while at the same time creating
a sense of privacy by having only one unit per
floor. Each of the 12-three bedroom residences
has a 40-foot-long private terrace. With Kommerling
windows that slide back completely to give uninterrupted
views out to sea, the Marietas Islands and around
the point of Punta Mita.
Standard features include gourmet kitchen with
granite countertops, marble bathrooms, elevator,
heated oversized swimming pool Jacuzzi and individual
garages with remote control openers and individual
beach gear storage lockers. In the last 12 months
4 units have been sold, leaving 3 units available.
The developer is delivering condominiums with
a title insurance policy from Stewart Title
Guaranty Company of Houston, Texas. Prices start
at $450,000 USD. The building and model unit
are open for viewings through La Punta Realty.
REAL
DEL MAR - Covering over 29 acres of oceanfront
properties facing north to south with views
of the Bay of Banderas is Real Del Mar. The
development is located 15 minutes north of Puerto
Vallarta's international airport. Real Del Mar
consists of 17 oceanfront and 20 additional
home sites- with maximum of 56 home sites on
the 37 lots - all with views across Banderas
Bay to Puerto Vallarta and the Sierra Madre
Mountains. Residents and guests also have use
of two private Mexican- Pacific Beach style
beach clubs, each with pools, terraces, private
lounge areas and fully equipped kitchens offering
meal and beverage services to residents. Owners
are also offered use of 2 all weather, championship
tennis courts, a gym and spa.
Other amenities include 24-hour security, high-speed
Internet access fiber optic phone lines, a waste
treatment system, and extensive underground
water drainage systems. Each lot is also wired
with central cable/satellite TV lines. Title
insurance is available through Stewart Title.
Financing is available at limited 12, 18, and
24-month packages. All planned infrastructure
and common areas were completed December 15,
2002. Two homes are now completed, 4 homes are
under construction with 7 more slated to begin
in 2003. Real Del Mar has closed escrow on 5
lots within the past 12 months. Lot prices start
at $350,000 USD. At present custom and spec
homes being built are valued beginning at 1.3
million USD.
ROSEWOOD
LA SOLANA RESORT AND VILLAS - Santa Barbara
Partners and Greg Norman's Medallist Developments
along with Rosewood Hotels and Resorts have
joined to create Punta Mita's newest planned
residential complex, Rosewood La Solana Resorts
and Villas. The project will include 70 hotel
suites and 58 ownership villas, a luxury spa
with 16 suites and nearby fitness club as well
as beach and ocean clubs with infinity pools,
and food and beverage service. The Villas of
La Solana are available for whole ownership
and as part of a Private Residence Club. There
will be both attached and detached villas available
to choose from. Whole ownership prices will
start at approximately $1.5 Million USD. Private
Residence Club Interests will start at approximately
$300,000 USD.
Three different floor plans will be available
containing 3 bedrooms, 4.5 baths, library/media
room, private plunge pool, and significant terrace
space. Total square feet of the villas range
from 5,600 sq. ft. to 6,200 sq. ft. including
the terrace space. Some villas have optional
master suites, including approximately 1,500
total sq. ft., a private plunge pool, and fireplace.
Fourteen villas are located on the ocean, the
remainder terrace up the hillside, with a slope
of 20%. Ownership within The Villas of La Solana
provides entree to the amenities of Punta Mita,
including access to the existing Jack Nicklaus
Signature Golf Course as well as La Plaza, or
the mountaintop village where the hotel's reception
areas, retail boutiques, tequila bar, general
store, gourmet bistro will be found.
SIERRA
DEL MAR - Sierra del Mar, Puerto Vallarta's
established gated residential community, is
located 12 minutes south of downtown before
Mismaloya. The development is comprised of 36
home sites of between 8,800 and 21,500 sq. ft.
To date there are 19 homes built, 3 under new
construction, 3 original lots left available
and 3lots are available for resale beginning
at $115,000 USD. Ocean-view homes range from
resale at $795,000 USD to new turnkey luxury
villas for $1,795,000 USD. All services are
underground and there is design review committee
to ensure a strict control over building and
height restrictions, which insures all homeowners'
rights and views are protected. The homeowner's
association maintains all streets and utilities
and provides 24-hour gated security. Sierra
Del Mar's management company offers property
management, luxury lodging services as well
as construction and management services. There
is also a pre-construction program available
for presales.
Future phases are currently in advance planning
stages. Sierra Del Mar homes offer the following
amenities; pool, Jacuzzi, air conditioning,
views of Banderas Bay, town and or jungle and
2 car garages. The developments model homes
are fully furnished and are open for touring.
Standard appliances include: Washer/dryer, Sub-zero
GE Profile Fridge, wall mounted stove and microwave
oven and a variety of small appliances. The
Osuna family, as developers of the estate, also
live onsite and together with an active homeowners'
association, help oversee the maintenance of
all common areas surrounded by 500 acres of
private land, 75% of which will remain as open
space. The planned community provides a state-of-the-art
infrastructure, ensuring comfort, privacy and

VELA
VISTA - Vela Vista Marina Beach Residences
located on the beach at Nuevo Vallarta, consists
of 29 full ownership condominiums and 6 two-level
penthouses that range in size from 1,800 to
4,735 square feet. Amenities include, underground
parking, 24 hour security, 2 glass elevators
with view of marina, infinity pool 3-18 hole
golf courses. Choose from 4 different models
of 2 or 3 bedroom floor plans.
Owners can receive immediate title and may obtain
20 year financing with 25% down. Design concepts

VILLAS
LA TEJA - Located in the exclusive Amapas
